Enzygo assist with Milestone Land Regeneration Project28 September 2021

Salford Quays has also become a popular residential area with a regular tram service to West Salford, Altrincham and Manchester city centre. The development of MediaCityUK will continue to build on the area’s vibrant economy, fantastic leisure assets and high-quality residential buildings.
Beaumont Developments Limited will follow other high profile regeneration schemes in the region, such as the Soapworks, and have embarked on an ambitious landmark project to create 756 apartments (Fortis Quays) over four phases to provide an area of major regeneration to Salford Quays in Manchester. This work also includes the demolition of 2 former dilapidated office blocks.

- At Salford Quays in 2015, there were approximately 3,500 residents and 900 businesses supporting over 26,000 jobs– around 23,000 more jobs than were lost when Manchester Docks closed in 1982.
- The first phase of MediaCityUK offers 70,000 square feet of offices including space for the BBC, ITV and University of Salford and 250,000 square feet of high-definition studios (including the largest high-definition studio in Europe and one dedicated to the BBC Philharmonic).
- Fortis Quay – The new development will be a landmark project in the heart of Salford Quays and will include 756 apartments over four phases.
- The scheme will see the conversion of two former office blocks and the construction of two new build blocks including a 27-storey apartment block – which will be the tallest building in Salford Quays. The two existing office buildings already have consent for residential use, with Custom House to be extended from six storeys to 10 storeys and Furness House to be extended from 11 storeys to 17 storeys.
Given the historically heavy industrial land usage this region has experienced, there were a number of significant risks to discharge ground related conditions during the construction programme. Since 2019 Enzygo Geo-environmental Ltd have been employed to discharging associated planning conditions related to potential ground contamination, and to supervise and instruct all remedial works required on site; also designing & witnessing the installation of the gas membranes. With regards to potential risks and concerns raised by the Environment Agency to prominent controlled waters (i.e. The Quays), Enzygo have specifically addressed these by undertaking both Piling Risk and a Detailed Quantitative Risk Assessments.
The development brings a new lease of life to the area and enhances the existing urban grain to create a vibrant new space, which will regenerate far beyond the development site boundary. Enzygo are proud to be able to assist and be associated with this milestone land regeneration project.
